House Rules

No parties or events.

Registered guests only - Max. 4 guests

Dogs allowed with prior approval from management (no dogs that shed allowed). No cats allowed! - $250 pet fee

Check-In Time:
Check-in is 4:00pm. We do our best to have your accommodations available by this time. Peak times and holidays are especially difficult, so please understand we are working hard to have your unit available as soon as possible. We cannot make refunds for a delayed check-in time.

Check-Out Time:
Check-out time is scheduled by 10:00am. Late check-outs must be pre-approved, are not guaranteed, and may incur an extra fee. There is a tight cleaning schedule between guests. Please be thoughtful of renters who may be checking in on the same day that you checkout.

Check-Out Procedure:
We ask that you leave the premises in the same general condition as it was found. Please do the following upon check-out:

- Gather all trash and take it to the trash and recycling cans. The trash cans are located along the south side of the house. Tie all trash bags before putting them in the bins. Blue can is trash. Yellow can is recycling.
- Place all towels on the bathroom floor.
- Leave bedding on the assigned bed.
- Wash any dishes you used. Do not leave dirty dishes!
- Remove any food that you brought from the fridge or freezer.
- Close all blinds and turn off all lights. Leave AC/Heat running!
- Leave ceiling fans running.
- Disconnect from any streaming accounts you logged into.
- Lock the door behind you.
- Property inspections will be made after check-out. There will be a charge if the above procedures are not followed.

Furnishings:
Basic equipment and furnishings for a comfortable vacation are provided. If you move furniture while occupying the property, you must return furniture to its original position prior to departure. Do not remove furniture (including patio furniture) from the property. Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any items.

Linens/Towels & Supplies:
A limited number of bath, beach, and kitchen towels are provided. With the exception of beach towels (returned to unit upon use), no towels are to be removed from the unit. A starter supply of paper products and soap will be supplied in your unit. You will be responsible for additional supplies during your stay. Rentals for cribs, high chairs and other baby necessities are available by calling Baby Away at (Phone number hidden by Airbnb)
Maximum Occupancy:
The MAXIMUM number of overnight guests is determined based on the unit size and is listed in the listing details. At any time, no more than the listed maximum number of guests may be in the home unless prior approval is provided. Additional charges may apply.

Age Requirement:
The person reserving the unit must be a minimum of 25 years of age and must occupy the property the entire length of the reservation. If the person renting the unit is not 25, management reserves the right to cancel the reservation without a refund at anytime.

Events:
Guests are not permitted to hold events without prior authorization. An event is defined as any gathering of people over the maximum occupancy of the unit(s) you are renting. If a guest is found to have held an unauthorized event at the property as defined above, they are subject to immediate eviction with no refund.

Decor and Personal Items:
Tents, canopies, blow-up pools, or any similar items are not allowed to be setup anywhere on the property or decks. No decor, banners or signs are allowed to be taped or hung anywhere on the property inside or outside. If anything is hung from the walls or windows and there is damage caused from doing so, you will be fined for the repairs.

Illegal Substances:
No illegal substances are permitted on the property.

Cleaning:
If extraordinary cleaning is required, the cost will be charged to the guest card on file.
Cleaning fees are charged for all rentals. You are responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at checkout.

Parking:
You are allowed to have one vehicle parked at the property during your stay. All vehicles must be registered with management. Prior to check in, please send your vehicle make/model and license plate number to management. Parking spots are not assigned. Cars must be parked pulled straight in facing north and should be parked tight to the right of the parking lot to allow room for other cars. We are not responsible for cars parking in the gravel. You can street park along Ocean Ave. if this is a concern.

Pets:
At this time, we can only welcome your dog companions and ask that you find other arrangements for cats, birds, and other furry friends. There is a maximum of two pets allowed in the house and a pet weight limit of 30 pounds unless otherwise approved by management. There will be a $250 fee for up to 2 pets. Pets must be house broken, do not shed and trained not to chew. Pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag. Pets are not allowed on the furniture or beds and all pet hair must be cleaned up prior to departure. An additional $150 fee will be charged if there is any report of pet hair on bedding and furniture. PLEASE DO NOT LET YOUR DOG USE THE BACK COURTYARD AS A BATHROOM. This can destroy landscaping and is unsanitary for other guests.

Please note:  The $250 pet fee must be paid PRIOR to receiving your self check-in code via AirBNB, (Hidden by Airbnb) or CashApp.

Respect your Neighbors:
Amelia Island has a strict noise ordinance that goes into effect at 10pm.

Please be advised:
If we receive any complaints from other guests regarding obtrusive behavior by you or anyone in your party, then you will receive one warning. If we receive multiple complaints, then you may be asked to leave and the remainder of your reservation will be vacated without refund. If the police are called on you or your party then you will be immediately be asked to leave and the remainder of your reservation will be vacated without refund.

Smoking:
Smoking is strictly prohibited anywhere on the property including inside the property and in the courtyard. You will incur a $300 charge for cleaning and deodorizing if any evidence of smoking is found.

Illegal Substances:
No illegal substances are permitted on the property.

Entry and Inspection:
During your stay, please promptly report any maintenance problems to management. Please do not leave doors or windows open while the A/C or heater is operating. Management or its representatives may enter the property to respond to any maintenance and/or housekeeping issue(s) during your stay. All units will be fully functional at check-in but we cannot guarantee the absence of mechanical failure of appliances, TVs, HVAC, etc. during your stay, and refund or rate adjustments cannot be made for any mechanical failure should it occur during your stay.

Construction:
Renovation of neighboring properties, new construction, road repair, and beach renourishment sometimes occurs without forewarning in the area surrounding the property. The owners are not liable for any guest annoyance due to construction in the neighborhood or near the property. We cannot make refunds or relocate guests due to the inconvenience of construction or repairs.

Pest Control:
Because the property is located in a humid, sub-tropical climate, there is always the possibility of a guest encountering various pests and critters indigenous to our location and/or potentially present in any lodging establishment. The owners provide regular and precautionary treatment for pest control and animal control. Although we clean, sanitize, and treat the property on a regular basis, no amount of prevention can 100% eliminate the possibility of an encounter. Guests agree to hold the owners harmless for encountering any pests or critters whether outside or inside the property. The owners will make every effort to address pest control concerns reported during stay, but are not responsible for refunds due to the presence of pests or in the event of untimely service by pest control companies.

Refunds:
Refunds will not be given for delayed arrivals or early departure, reschedules due to inclement weather, utility outages (including internet/cable), or for mechanical failure of items such as an air conditioner, TV, dishwasher, washer/dryer, or other such items. If, due to an Act of God or unforeseen circumstance, the property becomes unavailable for rental to the guest, the owner’s liability shall be limited to the refund of any deposits or rental amounts previously paid. We recommend Travel Insurance.

To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guests purchase trip insurance. Guests with COVID-19 are not allowed to stay on the property. Refunds are not given for trip disruptions caused by COVID.

Severe Weather and Hurricanes:
We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. We do not allow cancellations, refunds, or rescheduling due to an impending storm or hurricane, hurricane watch or warning, voluntary evacuation or mandatory evacuation. We do not allow cancellations, refunds, or rescheduling due to cancelled flights, closed travel routes, or travel delays and interruptions. Early departures due to inclement weather do not warrant refund of rent or deposit. We strongly suggest purchasing travel insurance for stays during the hurricane season (June - November).

Credit Card Authorization:
I understand and consent to the use of the credit card provided without original signature on the charge slip, that an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: unauthorized TV charges; excessive cleaning fees; damages beyond normal wear and tear and unreturned keys.

Expedited Eviction:
Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of firearms and fireworks is strictly prohibited. A material breach of this agreement by guests which in the sole determination of the owner or its representatives that results in damage of the premises, personal injury to others, a breach of peace or violation of criminal of law or local code should be grounds of termination of the guest’s tenancy. Violation of any of the rules contained herein will result in immediate eviction and forfeiture of rent and security deposit.

Indemnity:
Management accepts no liability for your personal safety during your vacation. It is particularly important that children and pets are supervised at all times in and outside the vacation property, and specifically when on the decks and balconies. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.

Sea Glass Cottage is a 4 unit beach front home featuring a large central courtyard. This apartment has east and west facing windows overlooking its private back patio and the shared courtyard. It is fully renovated and updated beach decor throughout the unit. The living space is an open concept room that has a dining table for four, a pull out sofa and a smart TV (HD cable + streaming capabilities) for relaxing after your day at the beach. The kitchen is fully equipped with all the cooking essentials needed for your stay, including a Keurig for your coffee fix. There is a microwave, dishwasher and stove/oven for cooking meals as well as a full refrigerator and freezer. The bedroom has a queen sized bed, a closet with an iron and ironing board, a ceiling fan, and bedside reading lights. There is a full bathroom with a shower/tub, linens, and storage for your toiletries (not provided). Additional amenities include a hair dryer and beach towels for your use during your stay.

Guests will have full access to all common areas of the property. The property features a large outdoor courtyard and entertaining space that is for all guests to enjoy. In the courtyard you will find Adirondack chairs, a grill, multiple dining areas, and two outdoor showers. The property has a beach walk just across the sand road to make accessing the beach a breeze!

Fresh linens are provided along with starter housekeeping supplies which include paper towels, toilet paper, hand soap, dish soap, basic toiletries, a few K Cups, and trash bags.

Neighborhood overview
The north end of the island is a very laid back area. The beach is generally not crowded and frequented by locals and surfers! You can walk to Main Beach Park that has a playground, gazebos along the beach, and mini golf. For dining, you can walk to Salt Life and the Sand Bar. Driftwood Surf Shop is located within walking distance as well. Historic Downtown Fernandina Beach is located less then 2 miles away and is an easy drive or bike ride!
Getting around
Amelia Island is a small area and is very easy to navigate! There is free parking available throughout the entire island making driving very easy to any place you choose to visit.
